Property in Mallorca, since 1998
If you buy in Mallorca, you should know what you are getting into.
For almost three decades I sold, built and looked after houses and fincas on the island. Today I pass that knowledge on to you, before you sign anything.

About me
I know this market from every side.

I started out in Mallorca in 1998, first as an estate agent. Later I took on my own building projects, and finally I looked after houses whose owners don't live here all year. Over that time I saw many good purchases. And sadly also a few that would never have happened with a little more knowledge.
That is why I no longer broker property. I explain how the market works here, which questions you should ask and where the usual pitfalls are.
Estate agent
I know which questions get asked at viewings. And which ones almost always go unasked.
Developer
I have built houses myself. I know permits, building costs and timelines on the island from my own experience.
Caretaker
Many problems only show up months after the purchase. I have solved them myself often enough.
My online course
Mallorca Kaufkompass

In the Kaufkompass I have put together what you should know before buying property in Mallorca. You learn calmly and at your own pace, and afterwards you go into every viewing with the right questions.
Many mistakes made during a purchase cost a lot of money later on. Most of them can be avoided if you know beforehand what to look out for.
Some of what you will learn
- Which questions to ask at a viewing
- How to have the land registry, cadastre and permits checked
- Which taxes and additional costs to expect
- How the purchase works, from the private contract to the notary
What we talk about
What no brochure will tell you
Mallorca has its own rules, and many of them are unfamiliar to buyers from abroad. In a personal conversation we go through the points that matter for your plans.
The legal situation
Do the land registry and the cadastre match? Is everything on the plot actually permitted? With fincas on rural land in particular, it pays to look closely.
How the purchase works
Reservation, private contract, notary appointment, entry in the land registry. I explain what happens when and who is responsible for what.
Taxes and additional costs
On top of the price come transfer tax, notary and registry fees, and later the annual charges. You should plan with these figures from the start.
Locations and prices
Calvià, Santa Ponsa, Port Adriano or Andratx in the southwest are completely different from the east or the inland villages. Together we look at which area suits you and what a realistic price is there.
Finding the right agent
In Mallorca almost anyone can work as an estate agent. I tell you how to recognise a good one and which questions to ask.
Building and renovation
What can you build on a plot, what does a renovation really cost and how long does it take? And who keeps an eye on the site when you are not here? Experience counts most here.
Rentals and house care
No licence, no holiday rental. And if you don't live on the island, you need reliable house care for the house, pool and garden.

The book
Dream Home Mallorca
In this book I have written down what I learned on the island over all these years. It is meant for people who are thinking about a house or an apartment in Mallorca and want to inform themselves thoroughly first.
- Typical buying mistakes and how to avoid them
- Legal questions in plain language
- Experience from building and house care
